Is the Free Parking Genuinely Free — or Are There Hidden Charges?
It is genuinely free. No daily charge. No booking fee. No small print. No tokens to collect at reception. No barrier that needs a code. No time limit. No form to fill in when you arrive.
When we say free on-site parking is included with every booking at Cornerstones Guest House, we mean that from the moment you arrive until the moment you leave, your car is on our property at no cost to you whatsoever. You park on arrival. You drive away on departure. Nothing else happens in between from a parking perspective.
The reason we emphasise this so consistently — in our website content, in our Google listing, in our responses to enquiries — is that free parking in the Manchester area is genuinely unusual and genuinely valuable. Manchester city centre hotels charge between £15 and £30 per day for parking. Over a three-night stay that is between £45 and £90 added to the accommodation bill on top of the room rate. Over a week it is between £105 and £210. That is real money that quietly doubles the cost of what appears to be a cheaper room.
Our parking is at the rear of the property on Washway Road. To access it, turn off Washway Road onto Harboro Way and then onto Harboro Road — you will see the parking sign on your left. If you are arriving after dark for the first time, the Google Maps pin for Cornerstones Guest House will take you to the front of the building on Washway Road. Is Sale Too Far From Manchester City Centre?
This is the question we are asked most often by guests who have never stayed outside the city centre before — and it is the question where the honest answer most reliably surprises people.
Sale is not too far. It is 20 to 25 minutes by Metrolink tram. The tram from Sale Metrolink station — which is a short walk from our front door on Washway Road — runs directly into Manchester city centre, arriving at St Peter’s Square, Piccadilly Gardens, and Market Street. These are the stops that put you within comfortable walking distance of Manchester Cathedral, the John Rylands Library, the Northern Quarter, Afflecks, Castlefield, Ancoats, and the Science and Industry Museum.
Twenty to twenty-five minutes is not an inconvenient journey. It is a comfortable sit-down tram ride that most guests tell us they genuinely enjoy — particularly in the morning, when the alternative of navigating city centre traffic in a car or walking out of a city centre hotel into the chaos of a busy Manchester morning is considerably less pleasant. You sit down. You look out of the window. You arrive in the city centre refreshed rather than already worn down.
The tram runs frequently throughout the day — approximately every 6 to 12 minutes during daytime hours — and continues into the evening with services back to Sale late enough for guests attending evening concerts at the AO Arena, late dinners in Ancoats, or shows at the Royal Exchange Theatre. The last trams back from the city centre to Sale run well past midnight on Friday and Saturday nights.
The other thing that Sale’s location gives you — and that no city centre hotel can — is the car-based access to the rest of Greater Manchester that the Metrolink does not cover. Old Trafford is 15 minutes by car. The Trafford Centre, LEGOLAND Discovery Centre, and SEA LIFE Manchester are 15 minutes by car. Manchester Airport is 15 minutes by car via the M60 and M56. Tatton Park in Knutsford is 20 minutes by car. Chester is 40 minutes by car. The Peak District is 45 minutes by car. Every one of these journeys is straightforward and uncomplicated from Sale in a way that they are not from a Manchester city centre hotel, where you face city centre traffic before you can even reach the motorway.
The guests who ask whether Sale is too far are almost always the guests who, at the end of their stay, tell us it was closer than they expected and quieter than they hoped.
What Is the WiFi Like — Fast Enough for Working?
Fast and reliable throughout the property. We have invested in proper broadband infrastructure rather than the basic residential router setup that many guest houses use, precisely because we know that a significant proportion of our guests are business travellers and working visitors who genuinely need reliable connectivity rather than a connection that works well when one person is browsing and deteriorates the moment someone in the next room starts a video call.
If you are planning to work from your room at Cornerstones — whether that means joining Teams or Zoom meetings, uploading large files, streaming content, or simply maintaining a consistent connection throughout a working day — the WiFi will support it. If you arrive and find it is not performing to the standard you need for a specific task, tell us immediately and we will troubleshoot with you.
The WiFi network details are in your room. Connection is straightforward and does not require a portal login or a daily code — you connect once and stay connected throughout your stay.
Is It Easy to Find the Guest House?
Straightforward once you know the specific detail about the parking entrance — which is the one thing that catches some guests out on first arrival.
The address is 230 Washway Road, Sale, Greater Manchester, M33 4RA. Washway Road is one of Sale’s main arterial roads and is clearly signposted from the A56 and from Junction 8 of the M60 motorway. The building is a Victorian villa on Washway Road and is visible from the road.
The parking entrance — which is where most guests will be arriving by car — is not directly from Washway Road. Turn off Washway Road onto Harboro Way, then turn onto Harboro Road, and the car parking entrance is on your left with a Cornerstones sign. On Google Maps, the pin for Cornerstones Guest House takes you to the Washway Road frontage rather than the parking entrance, so if you are navigating by phone, watch for the Harboro Way turning rather than following the pin all the way to the front of the building.
If you are arriving by Metrolink tram, Sale Metrolink station and Brooklands Metrolink station are both within a short walk of the guest house. Sale station is slightly closer for most guests. From Sale station, walk south on Station Road and continue onto Washway Road — the guest house is on your right.
If you are arriving by taxi from Manchester Airport or Manchester city centre, give the driver the full postcode M33 4RA and tell them the parking entrance is via Harboro Road off Washway Road. Most local Trafford-area taxi drivers know the road well.

Do You Serve Breakfast?
We do not serve breakfast on site at Cornerstones Guest House. We want to be direct about that because it is a genuine question that matters to the planning of a stay, and the honest answer is better than a vague answer that creates a disappointment on arrival morning.
What we will say with equal directness is that the absence of a hotel breakfast buffet at Cornerstones is not the disadvantage it might initially appear — because Sale Manchester is one of the finest breakfast and brunch areas in Greater Manchester, and the options within walking distance or a short drive of the guest house significantly exceed what any hotel breakfast buffet can deliver.
Blanchflower on Stanley Square is the starting point for this conversation and it is a very good starting point. It is a short walk from Cornerstones on Washway Road — approximately five minutes on foot — and it is, without any serious competition, one of the finest brunch destinations in Greater Manchester. Everything on the menu is made in-house including all bread, pastries, and sauces. The coffee is outstanding. The Saturday and Sunday morning queue that forms outside before 9am is the most reliable possible indicator of genuine quality in a food destination. Our specific recommendation is to arrive by 9am on weekend mornings — not because it is impossible to get in later, but because the pastries sell out earlier than most first-time visitors expect, and because the experience of Stanley Square on a sunny Sale Saturday morning at 9am, with a flat white and an in-house croissant, is one of the genuinely lovely things about staying in Sale that a city centre hotel cannot replicate at any price.
For guests with very early starts or who prefer something more substantial before a long day, Canteena on Stanley Square opens for all-day dining with a full breakfast menu. And for guests staying on a Thursday, Friday, Saturday, or Sunday who want a genuinely exceptional morning food experience, Altrincham Market House is 10 minutes by Metrolink tram and opens from approximately 10am with artisan coffee, freshly baked pastries, and the full extraordinary range of independent food traders that have made it one of the most celebrated food destinations in the United Kingdom.
Can I Check In Early or Check Out Late?
Our standard check-in time is 3pm and standard check-out is 11am. These are the times we work to as default, and they exist because they give the housekeeping team the time they need to prepare rooms properly between stays.
That said — we are an independent guest house, not a chain hotel operating a rigid automated check-in system. We are real people managing a real property, and we understand that travel timetables do not always align with the 3pm check-in window. Is There a Minimum Stay?
No. One-night bookings are welcome throughout the year at Cornerstones Guest House and we do not impose minimum stay requirements on any of our room types.
This is worth stating directly because a number of boutique guest houses and B&Bs in the Greater Manchester area do have minimum stay requirements — particularly over weekends and during peak periods — that make short visits difficult to plan around. We do not operate that way. If you need one night before an early flight from Manchester Airport, one night after a Manchester United match at Old Trafford, or one night as part of a longer journey through the north of England, you are welcome to book one night and we will give you exactly the same quality of welcome and hosting as we give guests staying a week.

Are the Rooms Quiet — Will I Actually Sleep Well?
This is possibly the question that matters most to the quality of a Manchester stay, and it is one where Cornerstones has a genuine and consistent advantage over city centre alternatives that we are always glad to talk about.
Washway Road in Sale is a quiet, tree-lined Victorian residential street. It is not a city centre entertainment district. It is not adjacent to a nightclub. It does not have a taxi rank outside. Early morning deliveries to commercial premises are not a feature of the environment at 6am. The street is, by any normal definition of the word, quiet — throughout the night, at weekends, and in the early morning.
The Victorian villa building itself adds a further layer of acoustic comfort. Solid Victorian construction, thick walls, and original building materials create a naturally good sound environment that modern purpose-built hotel buildings frequently do not achieve regardless of their soundproofing specifications.
Guests who have previously stayed at Manchester city centre hotels — particularly those in the Northern Quarter, Canal Street, and Deansgate areas that generate significant evening nightlife noise on Friday and Saturday nights — consistently describe sleeping at Cornerstones as a revelation. How Close Is Old Trafford — and How Do I Get There on Match Day?
Old Trafford Manchester United stadium is 15 minutes by car from Cornerstones Guest House via the M60 motorway. Free on-site parking at Cornerstones means your car is available for the match day journey at no cost.
The most practical match day route from Sale is by car to within 15 to 20 minutes walking distance of the stadium — there are several established match day parking options in the Stretford and Trafford Park areas — and then on foot for the final approach. Arriving at least 90 minutes before kick-off on match days is strongly recommended to allow for traffic management and the walk from parking to turnstile.
Alternatively, the Metrolink tram from Sale station to the Old Trafford tram stop takes approximately 25 to 35 minutes with a change at Cornbrook — arriving directly at the stadium on the Eccles line. The tram is genuinely the less stressful match day option for guests who do not want to navigate match day traffic and parking. Enhanced Metrolink services typically run on match days to handle the additional passenger numbers.
Post-match, Sale’s restaurant scene is the ideal return destination. Manchester Airport is 15 minutes by car from Cornerstones Guest House via the M60 motorway south to the M56, following airport signs to Junction 5. This is the most reliable and most used route for Cornerstones guests travelling to or from the airport — straightforward, well-signposted, and consistently 15 minutes outside peak traffic periods.
For very early morning departures — 5am, 6am flights — the roads from Sale to the airport are completely clear and the journey typically takes closer to 10 minutes. For guests arriving late from long-haul flights, the taxi journey from any of the three Manchester Airport terminal arrivals areas to Cornerstones Guest House takes approximately 15 to 20 minutes and typically costs between £20 and £30.
The Metrolink tram also connects Manchester Airport to Manchester city centre and onwards to Sale — though the full tram journey from the airport to Sale, with the change required at a city centre interchange, takes approximately 40 to 50 minutes and is more practical for daytime airport connections than for very early or very late transfers.
